Ongoing Research Projects
1) Creation of Geographic Information system (GIS) based real estate database that combines country parcel mapping, street and infrastructure, land use zoning and parcel specific transaction data. With this database, research to evaluate the changing dynamics of the omaha real estate market will be reported and disseminated to the public quarterly.
2) Annual estimates of determinants of both residential and commercial property values in Omaha in order to help improve accuracy of appraisals.
3) Real time mapping and prediction commercial sales prices, rents and Cap rates across Omaha.
4) Evaluating the impact of public financing programs (first time homebuyer and low income housing programs) on neighborhood housing values in Omaha.
5) How rural land values surrounding and between Omaha and Lincoln change after being removed from agricultural production.
6) The impact of rural water supply systems and irrigation rights on land values throughout the Republican and Platte Watersheds.
